This is the spring time In Boston MA so  students may want to go home for the summer - Although I hate doing them for people for my clients I will go out of my way. It seems that people are so picky about renting a sublet apartment for 3 months it is mind blowing. These are a few tips to do if you are sub letting

1. Drop the rent ( if you have a studio 1500 drop it to 1300 for the summer and take the 3 months up front with a key deposit and a small cleaning deposit. 

1A Inventory and take photos of whats left behind and both sign it 2. Type up a lease just sayin who you are and get a copy of license from tenant to match the name

3. Have a date and time they are to leave - you should be there and exchange keys and deposit $$
